Asbestos testing and surveys

Most Woodbury homes went up after 1990, but houses from the 1970s and 1980s can still hold older ceiling, floor and wall materials. An MDH-certified inspector samples just the pieces your project will touch, an accredited lab checks each one, and the written report goes to you and your remodeler before any cutting starts.

Popcorn ceiling removal

Bumpy spray texture overhead is one of the items MDH names as a possible source of asbestos at home. Ceilings in houses with up to four units have had no exemption from the state work rules since July 2021. When your lab result is positive, we seal off the room, wet the texture down and scrape it into bags, high vaulted ceilings too.

Floor tile and mastic removal

Older vinyl tile, the black adhesive under it and sheet flooring each need a sample of their own. An intact floor can be covered by a new one, MDH says, while cracked or crumbling tile can shed fibers. When yours has to go, we lift it in whole pieces where it lets go and bag it as it comes up.

Drywall and joint compound removal

MDH names joint compound, the drywall tape mud at seams and corners, among household products that can contain asbestos. Before you open walls for a new layout or an addition, a sample tells you whether the mud matters. If it does, we cut out and bag the affected sections inside a sealed work area.

Vermiculite attic insulation removal

If the attic floor is covered in loose granules of light brown, gray or gold, you may be looking at vermiculite, and MDH mentions Zonolite as one brand. Its guidance is to let it be while it stays undisturbed and to hire a licensed contractor for removal. We come in when new insulation or fresh wiring means someone has to climb up and work in that space.

Asbestos siding removal

Asbestos siding is one of the home products MDH shows on its list. Siding in good shape is best left alone, MDH says, and damaged pieces should be carefully repaired. When an addition or new siding means the old shingles must come off, we wet them, take them down whole and wrap them on the ground.

Asbestos testing and removal costs

More than 1 in every 10 Woodbury homes were built before 1980, so asbestos still turns up in our community. Our price ranges cover hired labor, materials, containment, lab fees and disposal for typical jobs in Woodbury, Maplewood and Oakdale. Expect the low figure for a small job with easy access, and the top for bigger areas, occupied buildings, second stories or extra air tests.

Our process

01

A visit and a lab report

First we look at the room, attic or wall you want to change. An MDH-certified inspector samples those materials, and we price the work from the lab report rather than the age of the house.

02

Notice and containment

Paperwork comes before plastic. For regulated removal, MDH needs written notice from a licensed contractor, and the work can’t start for at least five calendar days after that. When it does, sheeting seals off the area, a HEPA unit draws the air out through filters, and the crew enters through a decontamination unit.

03

Removal and sign-off

Wet methods keep the dust down while material comes off, and every piece goes straight into a labeled container that won’t leak. We finish with air samples. The bagged waste then travels, manifest and all, to a landfill that takes asbestos.

Woodbury homes and asbestos

By the census numbers, Woodbury’s housing is young. Its median build year is 1997, and nearly 3 in 4 homes went up in 1990 or later. Homes from before 1980 make up only about 14 in every 100, and those from before 1950 fewer than 2 in 100.

That still leaves real work to plan for. The 1970s and 1980s together added close to a fifth of the homes standing today, and a house from those decades can have textured ceilings, vinyl tile or joint compound, all on MDH’s list. We go by the lab result, not the build year.

Most Woodbury homes, more than 8 in 10, are one-unit homes, whether detached houses or attached ones such as townhouses. Renters live in a little over a fifth of occupied homes.

Permits in Woodbury

Woodbury handles remodels, additions, basement finishes and repairs with one combination permit, issued through the city’s online portal to a general contractor or to a homeowner doing their own work. That permit can bundle the building, plumbing, heating and electrical fees for the project.

Nothing on Woodbury’s building permits page addresses asbestos. State rules fill that gap, since Minnesota wants asbestos taken out of any building, a home included, ahead of renovation or demolition. If you schedule sampling early, removal can wrap up before the permitted work starts.

Frequently asked questions

Does a house built in the 1990s need testing?

Not necessarily. If the house was put up after October 1988, a letter from its architect or contractor stating that no asbestos was used replaces the inspection under MDH’s rules. Plenty of Woodbury homes are that new, but if the letter can’t be found, test the materials your project will disturb.

Can I do the removal myself?

Legally, it depends on whether you live there. Minnesota lets the owner of a single-family house who makes it their home do asbestos work in it, skipping both the license and the permit fee. That freedom stops at the owner’s own house, so landlords, rentals, duplexes and apartment buildings don’t get it. Even for owner-occupants, MDH strongly recommends a licensed asbestos contractor, and so do we.

How much asbestos makes it a licensed job?

MDH does not regulate a home job that stays within three limits, though it warns such a job can still be hazardous. All three count friable material only. Pipe insulation turns into licensed work at more than 10 linear feet, and any other part of the house at more than 6 square feet. Material that can’t be measured by length or area has its own limit of more than 1 cubic foot.

What goes into the price?

We price each job from a site visit and the lab report. The biggest factors are the size of the area, how much asbestos it holds and how long the work will take. Look for labor, air monitoring and waste disposal in any bid you compare. The state permit fee is part of it too. The fee is $35 for a small home job and 3 percent of the cost of the asbestos work for larger ones.

What if my remodeler finds asbestos halfway through?

Everyone stops touching that material. Finding asbestos mid-remodel does not count as an emergency for MDH, and the advance notice still has to run before licensed removal. Having samples taken before demolition day is the best way to protect your schedule.
